Title deed costs: what do the buyer and the seller pay?

15 October 2026 · 3 min read

The main item paid at the land registry in a sale is the title deed fee. Under the Fees Law it is 2% of the declared sale value for the buyer and 2% for the seller, 4% in all. The declared value may not be lower than the property's value for property tax.

Registry service fee

The transaction fee of the General Directorate of Land Registry and Cadastre. It is set each year and depends on where the property is.

Prepared before the transfer

  • Compulsory earthquake insurance (DASK) for homes
  • A check that no property tax is owed
  • A valuation report where it is required
  • VAT and the invoice for new-build homes

A note for sellers

If a property is sold within five years of buying it, capital gains tax may arise. We recommend going through your case with your accountant.
