A checklist for buying a property

15 October 2026 · 3 min read

Liking a property is the first step. Before you decide, make sure its position on paper is sound too.

Documents

  • The title record: owner, shares and encumbrances (mortgage, attachment, annotations), visible in e-Devlet or Web Tapu.
  • Zoning status: from the municipality; whether the building matches its permit.
  • Occupancy permit (iskân): especially important for homes.
  • Earthquake insurance (DASK) and any property tax debt.
  • Building or estate dues and any shared debts.

On site

  • Visit at different times of day.
  • Ask about the road, water, electricity and infrastructure.
  • If there is a tenant, see the lease.

The listing

A listing verified through EİDS shows the owner has allowed it.

For legal and financial matters we recommend that you consult your lawyer and accountant. Our real-estate consultant runs the process with you step by step.
